What Tenants Need To Know
Facilities | The Lease | Annual Review | Services | Housekeeping Standards The following is a series of items that are important for residents of the Vernon Housing Authority to be fully familiar with. Please take the time to review them. As a tenant of the Vernon Housing Authority, you should: • Read your lease carefully. • Know the Authority’s procedures on maintenance charges, what the charges are, why and when you will be charged. • Make sure you have a copy of the Grievance Procedure. • Know what services you are entitled to by reading your lease carefully. • Ask questions if you are unaware of any policy. You are responsible for complying with the Rules and Regulations and Policies of the Authority. Ignorance of the rules is not an excuse for violations. • Check the bulletin board at your complex monthly for information and changes in Rules and Regulations, Schedules and Policies. • Work with your neighbors to keep your building and development looking as nice as possible. • Report safety issues immediately to the Manager’s office. • Keep your rental payments current. Your payments contribute toward the operation and maintenance of your housing. • Notify the Manager’s office immediately if you need maintenance services. By acting promptly, you will save yourself and the Authority time and expense. • For security reasons, all overnight visitors must be reported to the Housing Auhority within 24-hours of their arrival. Please call the Authority’s receptionist with your visitor’s name and provide the vehicle plate number if they park on Authority property. • Visits exceeding 14-days in one calendar year are not approved and shall be considered a breach of the lease. This is grounds for termination of the lease. • A parking space will be assigned to you (only one space per licensed driver) You are required to park in your space only. Notify all guests of where available parking is without infringing on someone else’s rights. • Ground level and Handicapped Accessible units. • Rent includes heat, hot water and electricity. • Rent Box drop-off locations • All-electric kitchens including stove and refrigerator • Emergency call-for-aid systems, fire alarms and smoke detectors • On-site washers and dryers, also handicapped accessible. • Individual community rooms for each complex. • Lighted parking for guests and residents. • Coffee shop and gift shop run by resident volunteers at Court Towers. When you move into your Leased Dwelling Unit, you and the Authority will sign a lease. Keep your copy in a safe place where you can refer to it if you have a question. The lease is an important legal document. It describes your rights and responsibilities and those of the Authority. You will be expected to follow all the terms of the lease. Annual Review: At least once a year, in time for your lease anniversary date, you will be required to furnish accurate information to the VHA regarding family income, employment, out-of-pocket medical expenses and household composition for use in determining whether there will be any changes to your rent. • CRT meal sites serving lunch five days a week at Court Towers and Franklin Park West. • Value meal delivered by the VHA for convenience. • On-site building and ground maintenance crews, including 24-hour Emergency services. • Scheduled trips to local establishments. • Fair market rent cap cost on Federal Housing. • Dinner functions periodically at all complexes. • When it becomes necessary for additional support services, tenants are given priority to move into the Pitkat Congregate Living Center. • Assisted Living Services (ALS) are offered to residents, if needed, after six months of residence at the Francis J. Pitkat Congregate Living Center. Housekeeping Standards For Residents: The health and safety of our residents is a priority for the Vernon Housing Authority, and is a basic requirement placed on us by the state and federal agencies we answer to. Here are some specific actions we expect each resident to take to help maintain our facilities in the best possible condition. This is also a reminder that the VHA may charge the tenant for repair costs when it appears damage was the result of intentional or negligent acts: • Remove all wet garbage every day to the designated facility waste container, especially in warm weather. Never leave garbage bags on the ground where animals can get into the bag. Make sure bags are tied and bring all cans and glass down to recycling bins. Place recyclable materials in the appropriate tubs. • Never feed wild or stray animals and report skunk activity to the VHA. • Keep stoves, refrigerators and food storage closets or cabinets clean to avoid attracting insects or rodents. If you see insects in abnormal numbers, call the Authority. • Dispose of bio-waste properly. Insure that health aides do not throw needles or dressings that contain blood or tissue into our waste system. • Do not discard garbage or objects of any kind into the toilets. Do not use deodorant blocks that hand on the lip of the bowl. • You may paint your apartment. • Do not use your walls and doors for bulletin boards. • You may not store or leave items in the hallways, stairwells or utility rooms of VHA facilities. • You may not work on vehicles in the facility parking lots except to replace wiper blades, headlamps or tail lights, add washer fluid or replace a flat tire or dead battery. The draining of all auto fluids is specifically prohibited, as well as the disposal of those fluids in any VHA waste system, container or drain. • Parking areas and grounds may not be used to store trailers or vehicles other than the primary one which you register with the VHA as your principal mode of transportation. An exception to this rule may be made on a case by case basis. • Report plumbing, electrical or other problems immediately to prevent further damage. • Exercise caution when using extension cords. Running cords under carpet, using under-sized cords, and over-loading cords and plugs may result in fire. • Check with the VHA office regarding guidelines for installing air conditioning units. |
